Cracked panes, fogged sealed units, failed putty and loose beads. In almost every case the glass comes out and new glass goes in, leaving the window, the frame and the trim exactly where they are.

This is the most useful thing to know before anyone quotes you. Glass sits in a sash designed to let it be removed and renewed — held by beads, stops or putty depending on the age of the window.
Replacement window companies rarely lead with that, because the glass job is worth a fraction of the window job.
In Connecticut there is an extra consideration. Original glass in older homes has visible waviness, seeds and distortion that modern float glass does not, and it is part of what makes those windows worth keeping. Where it is intact we leave it alone and say so.
Fogging between the panes means the sealed unit failed, not the window.

What Connecticut does to glazing
Freeze-thaw, salt air and a great deal of very old putty.
Freeze-thaw on sealed units
Connecticut cycles through freezing and thawing all winter. Water sitting in a glazing rebate freezes against the very edge of an insulated unit, which is exactly where the perimeter seal lives. It is a leading cause of fogging here.
Salt air along the shoreline
Coastal air corrodes glazing hardware, spacer edges and the fixings around them. Windows within sight of the Sound need more frequent attention than inland ones.
Century-old putty
Linseed putty has a life measured in decades, and much of Connecticut's housing is well past that. Once putty cracks and falls away, glass rattles and water gets into the sash rails, which is what actually destroys the window.

Glass repair questions
Can you replace one pane in a divided-lite window?
Yes. That is precisely what divided-lite sash is designed to allow, and it does not disturb the surrounding lites.
Will a foggy window ever clear on its own?
No. The seal has failed and moisture is inside the unit. It may look better on dry days, but the insulating value is permanently gone.
Is defogging a real fix?
It can improve appearance by drilling and venting the unit, but it does not restore the seal or the gas fill. We replace the unit instead, because that is the repair that holds.
The putty around my old windows is falling out.
That is putty reaching the end of its life, and it is normal on older Connecticut homes. Raking out and reglazing is routine and it protects the sash underneath.
Is my old wavy glass worth saving?
If it is intact, yes. It cannot be reproduced, and it is part of why the window is worth keeping. We work around it wherever possible.
