The hardest-working opening in a Connecticut house
A patio door does something no other door does. It is the largest glazed opening in most homes, it takes the full force of whatever the weather is doing, and it gets used constantly from May to October and then sealed tight for the winter.
That combination is punishing. Seals compress and harden, thresholds take standing water, hinges carry heavy glazed slabs, and sliding panels carry their whole weight on small wheels. None of it is unusual and none of it means the door is finished.
The one thing we would flag is water. A patio threshold that holds water rather than draining it will rot framing and flooring behind it, and that repair is considerably larger than the one you could have had earlier.
The largest glazed opening in the house, taking the worst weather, used hardest in summer.

From late spring a patio door is opened dozens of times a day; by December it is a sealed barrier against wind and cold. Hardware wears in summer and seals get tested all winter, so nothing ever really rests.

Along the shoreline, salt and wind-driven rain attack hardware, seals and finishes far faster than inland. Doors facing the water need corrosion-resistant components if the repair is going to last.
Standing water and rot
Decks and patios often sit close to the threshold, and snow or rain that cannot drain sits against the sill. Connecticut's wood-framed housing does not tolerate that indefinitely.

Patio door questions
Do you repair French patio doors as well as sliders?
Yes. They fail differently — sliders wear out rollers, French doors sag on their hinges and stop meeting in the middle — and we handle both.
My patio door leaks during heavy rain.
Usually blocked sill drainage or hardened weatherseals, sometimes both. Neither means a new door, and both are worth sorting before water reaches the framing.
The threshold is rotting. Is that repairable?
Often yes, if it is caught before it reaches the structure behind. We assess how far it has gone and tell you honestly.
Can you make a patio door more secure?
Yes. Auxiliary locks, anti-lift hardware, reinforced strikes and long screws into framing all make a real difference on this particular opening.
My patio door is from the 1980s. Are parts available?
